The site

14 Bath Road, Bournemouth is the site of the former Belvedere Hotel, adjacent to St Peters Roundabout and situated between Lansdowne and Bournemouth Beach.

The site neighbours residential and mixed-use properties in varying architectural styles and age. 14 Bath Road sits between two sizeable, multi-storey developments; Bath Hill Court which was built between 1935 and 1936, and Berry Court, a modern 113 home building completed in 2018.

The building was demolished in 2017, and Royal London acquired the site in December 2018.

Since the acquisition, several different use cases have been considered to determine the most viable regeneration solution for the site which delivers long-term social and economic benefit for Bournemouth.

The decision was taken to bring forward a scheme that responds to the residential needs of the local conurbation, while delivering improvements to the public realm in this high-profile location.
